Self-Build Plot Acquisition Service

You’ve decided to build your own home. Now comes the tricky bit: finding a plot that actually works, on budget, in the right area and with a clear path through planning and finance. That’s where I come in.


What I do (start to finish)


1) Define the brief
Your must-haves, nice-to-haves, commute times, schools, plot size, aspect, sustainability goals, and build approach (turnkey, kit, or architect-led).


2) Search on- and off-market
Targeted outreach to owners, agents, land traders and architects, plus monitoring of planning portals and specialist self-build channels to surface plots before they’re widely marketed.


3) Rapid due diligence

Access, services, utilities, and title checks 

Ground conditions, flood risk, trees, ecology, heritage and constraints 

Policy review and planning precedent to gauge probability of consent

High-level buildability and cost implications
 

4) Value & strategy
Evidence-based pricing, negotiation tactics, offers that align with lender requirements, and conditions that protect you (surveys, planning clauses, utilities confirmations).


5) Planning & professional team
If required I can line up the right architect, planning consultant, and surveys—plus introductions to self-build-friendly brokers and solicitors. You get a clear roadmap to a valid permission and a costed build.


6) From offer to completion
Deal management from offer agreed, to completion - keeping momentum so you don’t lose the plot (literally).
